Albert Saiz, Director of the Center for Real Estate and his team create statistical models to analyze the evolution of the property market in order to understand and predict changes in prices swings. Because according to Saiz, the evolution of housing prices is fairly predictable if a number of factors (demographic movements, change in gross national product and income, household formation) but other factors should be taken into account the particularities of each city or region i.e. available land, concentration of jobs, etc.
