Amanuel (Aman) joins the MIT MSRED program as the youngest member of his cohort and as a recipient of a Sustainable Real Estate Development Action (SREDA) Fellowship. He brings hands-on experience across a diverse range of real estate asset types, including hospitals, data centers, affordable housing, airports, office buildings, entertainment venues, and university campuses.

Aman earned his Bachelor of Science in Construction Science and Management from Georgia Tech, where he also completed a Certificate in Real Estate Development and pursued a minor in Sustainable Cities. While at Georgia Tech, he founded and led the university’s pickleball club, growing it from the ground up into one of the largest and highest-ranked collegiate pickleball programs in the country.

Professionally, Aman has contributed across the entire development lifecycle. At Brasfield & Gorrie and Holder Construction, he served as both a project manager and preconstruction engineer on some of the Southeast’s most complex and capital-intensive projects. These included Georgia’s largest pediatric hospital ($1.5B), major aviation expansions at Hartsfield-Jackson Atlanta International Airport, and several mission-critical 80-megawatt+ data center builds. He also led preconstruction efforts for creative office and entertainment spaces such as a film studio and company headquarters, supporting projects ranging from $50M to $400M. Most recently, Aman transitioned to the development team at Gorman & Company, where he supported affordable housing projects through the full LIHTC lifecycle, from initial underwriting to lease-up. He prepared 4% scoring applications, and contributed to cost certifications, 8609 submissions, and financial closings. He also modeled project financials across acquisition, construction, and stabilization phases, refining pro forma assumptions and participating in final allocation reviews with Georgia DCA.

Alongside his professional work, Aman conducted academic research on indoor environmental quality (IEQ), using statistical and machine learning models to assess how building design influences health and comfort—especially for vulnerable populations and those impacted by remote work. He also presented sustainable concrete research at the 14th North American Masonry Conference, exploring biologically driven ways to reduce CO₂ emissions from cement. Originally from Rochester, NY, Aman enjoys playing pickleball and volleyball, reading philosophy and writing, and cooking for loved ones—a passion that led him to work part-time as a sushi chef. At MIT, he looks forward to deepening his expertise in real estate finance and development strategy while staying grounded in his long-term goal: building healthier, more equitable places for people to live and work.
