Course Description:
This REITs (Real Estate Investment Trusts) course is uniquely designed to enable students (including those with limited finance backgrounds) to develop critical thinking on topics of advanced real estate corporate finance (including financial accounting) as applied to REITs, from insights based on elements, principles, concepts, theories, logic and the foundations of accounting, finance and financial markets. Students will apply basic principles of corporate finance to analyze the efficacy of REIT business models (at the micro level) as well as to understand the logic behind complex transactions involving REITs. Importantly, students will be equipped with conceptual, practical, and analytical tools that will enable them to develop a deeper understanding of risk-and return, valuation, equity and debt issuance, REIT corporate governance, and some of the creative structures and motivations that form the basis of transactions involving REITs. This course is appropriate for students of Real Estate and/or those pursuing an MBA at Sloan.
